Welcome to the Thomas Home Inspections LLC Help Center. I’ve pulled together some of the most frequently asked questions from my clients and compiled them all here. I tried to include everything I could think of, but if you still have issues or concerns going forward, please get in touch and I’ll do my best to help out.
What is an Home Inspection and what should I expect?
A Home Inspection is a limited, non-invasive examination of the condition of a home. Performed by a licensed professional, with the tools and knowledge necessary to deliver the most comprehensive analysis available.  The Home Inspector will tour the home/property and its related grounds and attached structures. The Home Inspector should be both thorough and efficient in their analysis of the home/property and be able to answer any questions the client might have.
Is a Home Inspection really worth it?
In short; YES! The scope or view in which the Home Inspector preforms their duties allows them to discover problems with a home/property someone else would typically miss. Also, since your Home Inspector must remain unbiased, you can expect to receive a well-informed report that gives you the knowledge and power to make the best investment possible.
What do I need to do before a Home Inspection(Seller)?
Typically, the best practice is to make the home/property as neat and uncluttered as possible, all while informing the Home Inspector if there are areas that will be renovated or pose a health/safety risk. Keep in mind the Home Inspector is not required to move items blocking access to specific parts to a home/property.
What do I need to do for an Home Inspection(Buyer)?
When you contract a Home Inspector you should know that they are working on your behalf. You should never be afraid to voice concerns or questions regarding the home/property being inspected. Also keep in mind that the Home Inspector might ask to keep questions to a minimum during the actual inspections so as not to get distracted and potentially miss a system.
Do I need to be present for my Home Inspection?

How much does a Home Inspection cost?
Typically, the cost of a Home Inspection for a home/property is based on some of the following factors; size, age, potential hazards, inspection of additional structures, and number of heating sources. Please let your inspector know if there are any special considerations with your home/property.
Is this house going to be a money pit?
The biggest fear in buying a new home/property is the fear of being stuck with a never-ending bill. The reality of the matter is that every home/property will at some time need repairs or renovations to various degrees. Also, every independent system of the home/property has a "shelf-life" that diminishes over time. Being affected by outside influences such as but not limited to; use, temperature, cleanliness, pests etc...
What happens if I'm unhappy with my Home Inspection?
In nearly all cases where a client is unhappy with the Home Inspection there was a failure to communicate the expectations of the Home Inspection or report. Although if for some reason you are unhappy with your Home Inspector or Home Inspection Report, please contact us first so that we may work with you to resolve any issues you may have.
